What is Concrete Raising?
Concrete rising is a term that covers foam jacking and slabjack/mudjacking which are common methods to lift and level out concrete foundation. Often the concrete foundation is not damaged, it is just no longer leveled. This can occur when the soil underneath the foundation is compromised. Concrete rising can be used to repair an unlevel foundation or other concrete surfaces such as walkways, patios, shed foundations, and more. How is Concrete Raising Done?
Concrete rising either uses a filler like a polymer-based foam or a cement like mixture to help raise the concrete. This is done by drilling a small hole through the affected area of the concrete. The filler is pumped through the hole and underneath the concrete, which will slowly lift the concrete up. Once the filler hardens it will also act as a support, helping to hold the concrete up and level. Depending on the condition of the concrete, the contractor will decide if the cement or foam filler should be used. Many contractors are liking the polymer-based foam filler, however cement or mudjacking still has its place.
Is it Better to Lift a Concrete Foundation or Replace?
When possible, it makes more sense to repair concrete. It is faster and much more affordable and of course, there is no wasted material. However, the circumstances may require the concrete to be replaced. A contractor may recommend replacing the concrete if each slab has more than one crack. Concrete is poured in sections which is called slabs. When there is more than one crack in a single section of concrete, there is a major structural integrity problem. These cracks can compromise the safety support of the foundation. The concrete may also need to be replaced if the concrete has sunk eight inches or more into the ground. The condition of the soil may also be a major factor in the longevity of the concrete.
