How is Foundation Repair Done?

When the day comes that the contractor comes out to repair your home, you will need to be prepared for the work that takes place to repair the foundation. For major foundation repair, a piling or piers are used to lift and repair the foundation. This involves placing concrete cylinder block or steel piers underneath the foundation after which it is lifted back in place. The piers will provide longer term support of the foundation. However, as the homeowner you might ask yourself “how do you get piers underneath the foundation?” A contractor must dig. There are tunnels and trenches that are dug up around the foundation of the home to allow access to the areas of the foundation that needs to be repaired. An occasional hole may need to be cut inside the home and through the foundation to access the needed areas. Basically, a foundation repair is fairly invasive and the homeowner will need to be prepared to give the contractor the needed space to repair the foundation. When repairing a foundation, landscape may be damaged and will need to be redone. When digging out the trenches and tunneling system underneath the home, other features must be dug up as well. Before a foundation is poured you will notice pipes sticking up as well as utility cables which is then covered by the concrete. Connecting cables and piping must also be dug up and exposed. This way the utility cable and piping can move with the foundation when it rises up. If you leave them buried they will break off from the foundation. Once the foundation and the utility cable plumbing has been dug up, a hydraulic jack is used to lift up the foundation much like a jack lifts a car. The supports are then put in place. Depending on the needs of the foundation, different piers or piling methods are used to support the home. The piers are then put in place and the foundation is repaired. The trenches, tunnels and other dig sites are filled back in and or repaired. Repairing a home foundation, depending on its needs and as long as the project goes smoothly, can take about 3 to 5 days.
