Concrete is frequently used to create the foundation for homes and other buildings across the world. Where concrete can stand the test of time, sometimes the ground which the concrete is laid on will shift, change and give way. Concrete will develop cracks and other damages which will require repairs. When the ground changes underneath the concrete foundation, it can be repaired in different ways. One way or method to repair concrete is with “jacking.” There are two major forms of jacking one is mudjacking and the second is with foam jacking. Dallas Foundation Repair would like to share more about these two jacking methods and which one is the right option for the right situation.
Does Mudjacking Really Work?
Both mudjacking and foam jacking are great ways to repair a concrete foundation. However, each has their own unique properties and uses. Mudjacking or also known as slabjacking, uses a mixture called a slurry. Slurry is a mixture of materials such as sand, cement and other materials. Near the site where the concrete may have sunk, a hole is drilled through the concrete foundation and the slurry mixture is pumped underneath the concrete. This will help to rise and level the foundation. Mudjacking is best used when the concrete itself is still in good condition. Additionally, mudjacking is better when there is not a lot of weight near the site of the repairs. Mudjacking can also repair other concrete foundations such as porches. Driveways, walkways, decks and steps. Mudjacking isn’t a good option if the area receives a lot of water and the slurry mixture is degraded under constant moisture. Even mudjacking has some limitations. Nevertheless, it is still highly used to repair concrete foundations.
Does Foam Jacking Last?
Foam jacking, or also known as polyurethane foam rising, uses a high-density geo-technical expanding foam that rises a sinking foundation. Just like mudjacking, a hole is drilled through the concrete and the foam is then injected underneath the concrete, stabilizing the concrete slab. Only a penny sized hole is needed to inject the foam. The foam is expanded outward in a diameter of 7 feet. If more area needs to be covered, another hole will need to be drilled out. Essentially, the foam will fill in the void where the under soil giveaway. The foam dries quickly and is water resistant. The polyurethane foam will last longer in high moisture zones and it can also withstand heavy loads. When a home’s foundation is sinking, often foam jacking is used as it can take the weight of the home and will not degrade due to moisture.
